According to the report, waterfront rentals continue to be a favourite, but searches have dipped to just over 40% compared to previous years. Meanwhile, demand for specific amenities is shifting:

  • Swimming pools: An uptick in interest, reflecting travellers' desire for relaxation and family-friendly options.

  • Pet-friendly stays: A consistent rise in popularity, as more people vacation with pets.

  • EV chargers: A considerable increase in searches (though from a small base), highlighting growing eco-consciousness.

  • Air conditioning: A notable rise in demand, particularly in warmer regions or during summer months.


Booking behaviour: the rise of last-minute searches


Late bookings are becoming the norm, driven by guests expecting last-minute discounts. However, Beyond's data reveals that hosts don’t need to resort to drastic price cuts during early lead times. Instead, modest price adjustments can help maintain profitability and avoid fire-sale discounts closer to the booking date.


Pricing tip for hosts: Fair, balanced ADR strategies are key to maintaining bookings and profitability. As travellers prioritise value amid inflation, consider offering:


  • Tiered discounts: slight reductions for early bookings.

  • Value-packed add-ons: bonus amenities or experiences that justify your rates.

Beyond CEO, Julie Brinkman, emphasises the need for data-driven, personalised strategies in a competitive market. “The competition isn’t just between short-term rental operators in the same market; it’s the entire stays industry, from hotels to hostels to campsites and glamp sites. Travellers want authentic, personalised experiences that connect them to their destination – not just a place to sleep.”

  • AI in travel: nearly half of travellers (46%) are open to using AI for planning trips, while hosts can leverage AI tools to personalise guest experiences and optimise bookings.
